Welcome to a tale of vivid transformation: the tenant finish out of a former big box store to create a bright combination of highly technical R&D labs and office space. Our team repurposed part of an unoccupied Walmart store to create a space that was half technical labs and half bright, airy office space. One of the biggest challenges in this adaptive re-use was facing the store space’s massive volume and humanizing the 25-foot tall ceilings. Rather than forcing design on top of the existing structure, our designers embraced the bones of the building. Our team created an acoustically sound working environment paired with necessary private spaces in a large vertical space by constructing multi-tenant offices and multi levels of acoustic ceiling baffles and lighting. Daylit open office environments spaces are now joined by a variety of private offices, conference, training and break out spaces to provide a strong mix of work environments and various levels of privacy.
Our firm held all design contracts for an integrated design, created a design following corporate mandates and best lab and office practices, assisted with the management of lease terms, managed contractor selection, guided the project though expedited review process which included evaluation and permit of a chemical inventory. This project had an aggressive design and construction schedule, and all of this was accomplished in a six month timeline from start of design to client move in.
